South QLD Restoration attended to a commercial property following a flexi hose bursting under the kitchen sink causing water to overflow and soak the carpet in a total of 6 rooms. Following a water extraction of the carpet, drying equipment was left in the property to assist with drying of the sub flooring as high moisture content checks were recorded. Carpet was deemed non-restorable and removed and disposed of. along with the underlay and smooth edging. Along with the carpet, damaged and swollen skirting boards were also removed and disposed of. Water affected areas and visible mould were treated and cleaned with disinfectant.

What we did in this location:

Ingress of water reported entering through property via the roof and guttering. Mould reported in walls, roof and ceilings, affecting a total of 8 rooms originating from the ceiling cavity. At our initial attendance our technician conducted a water and mould assessment of the property whilst undertaking moisture content checks and setting up of air filtration devices and drying equipment. Mould cleaning and disenfectant treatment to surface mould conducted throughout as well as removing of water damaged plasterboard, skirting and cornces. Furniture was also relocated out of bedrooms to prevent any damage to contents. Carpet removal and containment of affected areas were later carried out in accordance with remediation work. It appeared that the damage was consistent with a failing gutter system and flashings on external roof. Continual monitoring of drying equipment and containment area was maintained whilst investigations into water intrusion was being completed. The damage was wide spread across the entirity of the house. An independent hygienist was met on site to discuss the Scope of Work required to proceed to rectify the mould issue. Mould was later found to the external roof sheeting and timber roof frames which was later sanded and treated by South QLD Restorations technicians. Further mould treatment was also carried out to the walls, ceiling, doors, drawers and wardrobes in the bedroom areas, hallway, garage and laundry as well as brickwork behind areas of where water damaged plasterboard was removed. A HEPA vacuum was also utilised during remediation work to help trap harmful particles whilst work was being undertaken. A general clean by South QLD Restoration was carried out once all remediation work completed. A clearance certificate was also provided at the completion of job by a hygienist.
