Ingress of water reported entering through property via the roof and guttering. Mould reported in walls, roof and ceilings, affecting a total of 8 rooms originating from the ceiling cavity. At our initial attendance our technician conducted a water and mould assessment of the property whilst undertaking moisture content checks and setting up of air filtration devices and drying equipment. Mould cleaning and disenfectant treatment to surface mould conducted throughout as well as removing of water damaged plasterboard, skirting and cornces. Furniture was also relocated out of bedrooms to prevent any damage to contents. Carpet removal and containment of affected areas were later carried out in accordance with remediation work. It appeared that the damage was consistent with a failing gutter system and flashings on external roof. Continual monitoring of drying equipment and containment area was maintained whilst investigations into water intrusion was being completed. The damage was wide spread across the entirity of the house. An independent hygienist was met on site to discuss the Scope of Work required to proceed to rectify the mould issue. Mould was later found to the external roof sheeting and timber roof frames which was later sanded and treated by South QLD Restorations technicians. Further mould treatment was also carried out to the walls, ceiling, doors, drawers and wardrobes in the bedroom areas, hallway, garage and laundry as well as brickwork behind areas of where water damaged plasterboard was removed. A HEPA vacuum was also utilised during remediation work to help trap harmful particles whilst work was being undertaken. A general clean by South QLD Restoration was carried out once all remediation work completed. A clearance certificate was also provided at the completion of job by a hygienist.

What we did in this location:

Urgent mould remediation required to 12 rooms in total throughout the property. South QLD Restoration was called in following an independent valuation to carry out a recommended scope of works for the mould. Initially caused by a roof leak to the property, however throughout our investigations multiple other causes were also found to be contributing to the mould such as an escape of liquid from the bathroom and elevated moisture readings throughout the property which was later found to be a result of ground dampness to the 2 level stilted house. Several rooms were affected by heavy mould as well as the insureds contents which were removed from site and cleaned. Any Non Restorable content were disposed of. Dehumidifers and Air scrubbers were left throughout the property to remove air pollution, help assist improve the surrounding air quality acting as a portable air purifier stabilising the environment and to help bring the humidity down reducing in buildup of mould. As well as the use of air filtration devices at the property, South QLD Restoration technicians also thought it beneficial ULV fog the entire property for the process of aerosolising liquids in to small particulates thus creating mist or fog, these particles then make contact with the surface and air particulates to treat them. Containment of mould affected areas was complete by South QLD Restoration, whilst waiting for building strip out to be complete. Cleaning of ceiling, walls, floor and fixtures also undertaken as well as removal of glue and nails from timber framing. Metal batons were needed to be removed so that access to roof cavity was accessable. Cleaning of timber trusses throughout property was completed as well as treating the timber wall framing with Percide and surface shield. After South QLD Restoration finalised the mould works, an independent environmentalist consultant provided a mould clearance allowing the building restoration works to commence.

What we did in this location:

South QLD Restoration were called to a property at Springfield Lakes to conduct a make safe of potential mould throughout the property. Following a large hail storm the roof of the house was damaged allowing water to enter affecting a total of 12 rooms. Following our initial inspection at the property a Scope of Works was put together for the recommended course of action for the mould remediation. Once approval had been granted from our job provider, SQR could complete the strip out of plaster affected areas and complete a site clean up. Once the appropriate air filtration devices were installed, sanding and decontamination of the mould affected areas of timber framing was also completed. Upon completion of the mould remediation works the relevant builders/ trades were able to reinstate the property to a liveable condition.SQR were able to complete a post remediation verification to the satisfaction of the client.

During our technicians attendance excessive mould was found which had spread widely underneath some timber sheeting which had been installed to the Bedroom Ceiling by another Restoration Company in a bid to contain the area. Drying equipment was installed to assist in drying out of the structure and elevated moisture levels. Remove and disposal of affected flooring in lounge area was also carried out. It was later found that water was tracking into the property due to failed waterproofing. Surface mould at property was either treated and contained or cut out where found to be ingressed. The insured was happy with the outcome of their restoration repairs as carried out by South QLD Restoration following a traumatic and stressful time.
